जैसा कि पहले भी बताया जा चुका है कि वास्तु के अनुसार भवन बनवाने से मानव का जीवन सुखमय व्यतीत होता है, परन्तु यहाँ एक और बात विचारणीय है कि आप जिस भूमि पर भवन का निर्माण करने जा रहे हैं वह भूमि भी शुभ है या नहीं?
क्योंकि यदि अशुभ या अनुचित भूमि पर भवन बनाकर उसमें निवास करने पर भी आपको समुचित लाभ नहीं मिल पाते हैं। तो आईये देखते हैं कि आपको किस तरह की भूमि खरीदनी चाहिये और किस तरह हम सम्भावित भूमि का परीक्षण कर सकते हैं?
वैसे तो आप किसी भी आकार का प्लाट ले सकते हैं परन्तु चैकोर प्लाट (पूर्णतया या लगभग) सर्वथा उचित होता है, चैकोर प्लाट में अधिकांशतः किसी भी प्रकार की वास्तु रैमेडी की जरूरत नहीं पड़ती है, वहीं लम्बे, तिकोने प्रकार के प्लाॅट में वास्तु का संतुलन बनाने के लिये रैमेडी करनी पड़ती है तब उनका वास्तु दोष संतुलन होता है।
किसी भी भूमि को खरीदने से पहले निम्नलिखित बिन्दुओं का ध्यान रखना होता है-
1. भूमि का आकार
2. भूमि की मिट्टी
3. भूमि का परीक्षण
ऊपरी मिट्टी की परत को हटाकर थोड़ी नीचे की मिट्टी को हाथ में लेकर देखने से इसका रंग आसानी से पता लग जाता है और सूंघकर इसकी गंध व चखकर इसका स्वाद मालूम हो जाता है। यदि श्वेत रंग की मिट्टी सुगंध और मिठास लिए हुए है, तो इसे ब्राह्मणी मिट्टी कहते हैं। आध्यात्मिक सुख प्रदान करने वाली ऐसी मिट्टी वाले भूखंड पर निर्मित भवन बुद्धिजीवियों, धार्मिक व्यक्तियों के लिए अनुकूल होते हैं। क्षत्रिय मिट्टी लाल रंग, तीखी गंध और तीखे कसैले स्वाद वाली होती है। वर्चस्व और पराक्रम को बढ़ाने वाली ऐसी मिट्टी के भूखंड प्रशासकों और राजकीय अधिकारियों के लिए उपयुक्त होते हैं। हल्के पीले रंग की हल्की गंध और खटास वाली मिट्टी वैश्य मिट्टी कहलाती है। व्यवसायी और व्यापारी वर्ग के लिए ऐसे स्थान पर आवास बनाना लाभकारी माना गया है, जो धन-धान्य से पूर्ण करती है। तीखी हल्की गंध और कड़वे स्वाद वाली काली मिट्टी को शुद्ध मिट्टी कहा जाता है। इस प्रकार की मिट्टी वाले भूखंड पर निर्माण करना सभी के लिए उपयुक्त है।
जहां निर्माण करना हो, उस स्थान पर गृह स्वामी की कुहनी से मध्यमा अंगुली तक की लम्बाई नापकर उसी नाप का गहरा, लम्बा व चैड़ा गड्ढा कर लें एवं निकली हुई मिट्टी से गड्ढे को पुनः भर दें। यदि मिट्टी कम पड़े तो हानि, बराबर रहे तो न हानि न लाभ तथा मिट्टी शेष बच जाए तो ऐसी भूमि को सुख-सौभाग्य प्रदान करने वाली समझना चाहिए। नारायण भट्ट ग्रंथ के अनुसार सांयकाल सूर्यास्त के समय ऊपर बताए गए नाप का गड्ढा खोदकर उसे पानी से पूरा भर दें। प्रातःकाल जाकर देखें, यदि पानी शेष है तो शुभ, पानी नहीं बचा, लेकिन मिट्टी गीली है, तो मध्यम तथा सूखकर दरारें पड़ जाए, तो भवन निर्माण के लिए इसे अशुभ माना गया है।
